Gower Road Ranch Demolished; Embody Fitness Gourmet Plans $125,000 Interior Fit-Out on Forest

The New Canaan Building Department on Monday issued a demolition permit for the new owner of a 1949 ranch on Brooks Road to raze the house. The .28-acre lot was purchased for $850,000 in September by a limited partnership out of Greenwich. It isn’t clear what will replace the home that had stood there—the town has not yet received a building permit application for the parcel. The contractor on the $30,000 demo is AC&S Excavating Contractors out of Pound Ridge, N.Y.

The developer of the mixed-use retail-and-residential complex ‘Heritage Square’ that’s going up on Forest Street on Tuesday put in for a $125,000 interior fit-out for the future home of Embody Fitness Gourmet. The healthy foods provider will occupy one of two retail spaces on street-level in the high-demand complex—Pet Valu will occupy the other.

New Construction Planned for South Avenue

Town officials have issued a permit to build a new 7,000-square-foot home on a .41 acre parcel on South Avenue, about five times the size of the house that had stood there. Number 310 South Ave. was sold in May for $1.2 million, and then sold again for $50,000 about one month ago. The town on Dec. 8 issued a permit to demolish the 1,439-square-foot, 1955-built ranch there.

New Construction Planned for Ferris Hill Road; Demo on South Avenue

The town last week issued a building permit for a new, 5,528-square-foot home on a 3-acre Ferris Hill Road lot, nearly tripling the size of the log cabin-style house that had stood there since 1931. The new home at 59 Ferris Hill Road will include six bedrooms, five bathrooms, two half-baths, a finished basement and three-car garage, according to the permit. It will cost about $1,250,000 to build and the contractor on the job is SJ Home LLC of Seymour, the permit said. The property sold in July for $995,000, tax records show. Its new owners in October were issued a permit from the Inland Wetlands Department in order to pursue the building project.

New Construction Planned for Crystal and Weed Streets

Town officials last week issued a building permit for a new, 3,800-square-foot home on Crystal Street. The new construction at 14 Crystal St. will include five bedrooms, four full bathrooms, two half-bathrooms, two fireplaces and a finished attic, according to a building permit issued Nov. 2. The home will cost about $639,000 to build and the contractor on the job is Redding-based Fletcher Development, according to the permit.

New 9,386-Square-Foot Home Planned for Vacant Lot At Hemlock Hill and West Roads

Town officials have approved a building permit for a 9,386-square-foot home for a vacant 2.07-acre parcel purchased in April for $1,650,000. To be built by property owner Fore Group Inc of Farmington, the new construction at 183 Hemlock Hill Road (on a corner at West Road) will include six bedrooms, five full bathrooms, two half-baths and a 4-car garage, according to the permit, issued Oct. 27. It will cost about $1,550,000 to build, the permit said. ***
