New Construction Planned for Pocconock Trail

Town officials on March 3 received an application to build a 3,800-square-foot home on a 2.1-acre property on Pocconock Trail. The single-family home planned for 15 Pocconock Trail will include three bedrooms, four full bathrooms and one half-bath, according to a building permit application. 

It will include a three-car garage and no finished attic or basement, the application said. The house will include about $800,000 to build, it said. The contractor on the job is Weston-based Kaeser Development, the architect American Classic Architecture of New Canaan. According to the property’s field assessor card, the parcel includes a 1959-built ranch-style house.

New Construction Planned for Ponus Ridge

The town this week received an application to build a 6,590-square-foot home on Ponus Ridge. The six-bedroom planned for 955 Ponus Ridge will include six full bathrooms and two-half bathrooms, according to a building permit application filed Monday with the New Canaan Building Department. The home will cost about $1,153,250 to build, the application said. The contractor on the job is Coastal Luxury Homes, the architect Tanner White Associates LLC, both of Westport, it said. The home will have an attached garage and work planned for the site includes a new driveway and septic, the application said.

‘Another Fantastic Month’: New Canaan Home Sales Rise Sharply in February

New Canaan single-family home sales increased more than fivefold year-over-year in February, new data show. The increase, from four to 22, represents a 450% and reflects strong sales in the $2 million to $3 million range, at five, according to data provided by the New Canaan Board of Realtors. “February was another fantastic month for single family home sales on the New Canaan Multiple Listing Service,” the organization’s president, Melissa Rwambuya, said in a statement. “Unit sales were up over 400% and the median sale price was up 13%, year over year. Buyer demand continues to outstrip low inventory, making it a great time to list a home for sale.”

She referred to the median sales price in February of $1,461,000, compared to $1,288,615 in 2020.
