New Dental Office Planned for Elm Street Building

Saying it’s been difficult to rent out the building as a bank, the owners of a commercial space on Elm Street are seeking permission to use part of it as a dental office.

The brick building at 208 Elm St. is the former site of Bankwell (which has a branch on Cherry Street). Owned by New Canaan Lumber Co., it has a gross leasable area of 3,234 square feet, tax records show.

In a letter filed with Planning & Zoning, the owners are seeking to add 575 square feet to the lower level of the building for a total space of 2,207 square feet for dental/medical use.

The lower level provided access to the bank offices, safe and safety deposit boxes,” the letter said. “The property also has 28 parking spaces in the lumberyard lot to the south of the site. The entire building has been difficult to rent as a bank and thus the applicant is requesting site plan approval to change the use of the lower level to medical use while still exploring options for the upper level.”

The entire lower level now is 1,692 square feet with 14 underground parking spaces. The addition would eliminate two parking spaces while adding one disabled space, the letter said.

The building is in the Business A zone. Under the New Canaan Zoning Regulations, “General and Medical Offices” of less than 10,000 square feet are permitted with site plan approval from the Planning and Zoning Commission (page 82).

A floor plan filed with the letter shows four patient rooms for the new dental office.

Another former bank building up the street, the former TD Bank at Grove and Elm Streets, is to be repurposed as a pet store with grooming services.
