Roger Sherman Inn Property Sells for $3.7 Million

The Oenoke Ridge property that includes the historic Roger Sherman Inn sold last week for about $3.7 million, records show.

The transfer of 195 Oenoke Ridge from its prior owner, a limited liability company, to its new owner, another LLC, was recorded July 14 in the Town Clerk’s office.

The new owner, 195 Oenoke Ridge LLC, was formed July 2, according to Connecticut Secretary of the State records. Its principal is a New Canaan man whose email address at New York City-based Broadfield Realty Capital appears on the LLC’s Certificate of Organization as the new company’s business email address, the records show. 

According to its website, Broadfield Realty Capital “is a New York-based commercial real estate investor focused on providing creative and flexible financing solutions.”

“As an active, fundamental value, research-driven investor, our team is comfortable with and specializes in complex investments,” the website says. A list of “Featured Transactions” on the website spotlights projects ranging from $4.5 million to $39.3 million.

It wasn’t clear what will change, if anything, with respect to the inn. The Roger Sherman Inn could not immediately be reached for comment.

Its ownership company, the 2008-formed Jones Roger Sherman Inn Inc., is listed as “active” in Connecticut Secretary of the State records. The principals of Jones Roger Sherman Inn Inc., Nes and Joseph Jaffre, had purchased 195 Oenoke Ridge in 2008 for $3,415,000. 

Last week’s sale price was $3,703,816.

The Jaffres said in 2016 that the business was on the brink of closing—then reversed course the following month, after an outpouring of community support. At the same time, developer Andy Glazer of Norwalk-based Glazer Group proposed a residential redevelopment of the property. It included a partial restoration of what Glazer determined to be the oldest part of the original structure (later plans called for picking up and moving that structure closer to Oenoke Ridge). In 2017, the Planning & Zoning Commission denied Glazer’s final proposal for six new dwellings on the property, saying the project was wrong for the neighborhood and that changes to the New Canaan Zoning Regulations would need to undergo to allow it were too site-specific.
