New Canaan Home Sales: Median Price Up 25% in November

The median sales price of a single-family home sold in New Canaan increased 25% year-over-year in November, from $1,915,000 to $2.4 million, according to new data. The overall number of houses sold declined from 23 to 13 in the same period, according to the data released by the New Canaan Board of Realtors. “No surprises in the monthly stats,” the organization’s president, Anne-Lise Brown, said in a statement. “The median price is up, days on market are up and unit sales are down.  A seasonal slowdown in a market with little inventory.”

Here’s a snapshot of market activity:

Year-to-date, the median sales price of a New Canaan home is up 11%, from $1,775,000 to $1,975,000, the data show. Single-family homes also are spending about 17% longer on the market, according to the Board’s figures.

New Construction Planned for South Avenue

The New Canaan Building Department on Nov. 14 received an application to build a 4,600-square-foot home on South Avenue. The five-bedroom house planned for 255 South Ave. will include five bathrooms and a three-car garage, according to the building permit application. 

It will cost about $1.2 million to build, the application said. The contractor on the job is New Canaan-based Cognetta Homes LLC, the architect ISO Architects of Norwalk.

New Construction Planned for North Wilton Road

The New Canaan Building Department on Oct. 31 received an application to build a new 6,354-square-foot house on a vacant parcel on North Wilton Road. The five-bedroom home planned for 772 North Wilton Road will include six full bathrooms, two half-baths, a three-car garage, finished attic and patio, according to the building permit application. It will cost about $800,000 to build, the application said. The contractor on the job is New Canaan-based Green Day Construction, the architect D. Peters Designs LLC of Wilton, the application said.
